Located in a peaceful neighborhood, Napa Vibes is especially popular with families and work travelers looking for comfort, convenience, and a true home base in Northern California. ⸻ Sleep Arrangements at a Glance • Primary Suite: Two queen-size beds, private en-suite bathroom, and walk-in closet with baby crib & changing station • Bedroom 2: King-size bed + queen air mattress in closet • Bedroom 3: King-size bed + queen air mattress in closet • Flex Bedroom / Bunk Room: Queen-over-queen bunk bed (sleeps up to 4) Total Sleeping Capacity: 12 guests comfortably using a mix of standard beds and optional air mattresses. The layout works especially well for families, multiple couples, and group travelers who value space and flexibility. DETAILS: • Primary Suite Allowing everyone to enjoy the largest bedroom and private bathroom without one group taking all the space. This layout was intentionally created to maximize sleeping capacity while keeping the suite comfortable, spacious, and functional and features two queen-size beds, The private en-suite bathroom opens into a large walk-in closet that has been converted into a convenient family area. EARLY CHECK IN / LATE CHECK OUT Planning to arrive before our standard check-in time? For early check-in options, please contact us and visit our online store shared in welcome messages. PETS This is a dog friendly property, there is a pet fee per pet (limit 2), per stay. Please keep your pup off the furniture (including the couches, chairs, and beds) and pick-up any poo sculptures. Please be sure to clean up after your pets to avoid additional charges. $10 per each sculpture if left behind. SECURITY There will be no parties, pow-wows or un approved gatherings in this home. Any unauthorized guests are not allowed. All communication must come to the hosts. This home is monitored by audio/visual through cameras on the exterior of the home. There is a smart sensor as well within the home to monitor noise/smoke/CO2. Noise Monitoring Disclosure For the comfort of our guests and neighbors, the property is equipped with noise monitoring devices in common areas and outdoor spaces. These devices do not record audio or conversations and are used solely to monitor noise levels and ensure compliance with quiet hours. If guests are found to be in violation of any house rules with any cut off communication, there will be a security team deployed to the home to escort all guests out. This will come with a $1000 fee on top of any damages that would likely be charged. Strict $500 fee for any smoking anywhere on the property, inside or outside. We sincerely appreciate all of our guests and do not see this happening, but we have been hosts for a while and some have a knack for breaking rules even though they are clearly stated. FIRE PIT Use of the fire pit with adult supervision. Ensure all knobs are turned to off once complete. HOT TUB Direct access to hot tub with hard cover with lock, not protected by a gate. No children allowed in the hot tub. Children must be attended by an adult in the backyard at all times. All adults required to shower before use of the hot tub. Maintenance and cleaning inspection complete after every booking. SMOKING Strict $350 fee for any smoking anywhere on the property, inside or outside. It is the lead booking adult's responsibility to ensure this is followed. PARKING Guests will have access to the whole house and drive way. Ensure no cars are blocking sidewalks/walkways in the neighborhood. Also, no parking on small street curbs. Please ensure all cars are adequately parked so it doesn’t become “the Air Bnb” home in the neighborhood with a bad rap. We love our neighbors and want to ensure their homeownership experience is not affected negatively in any way. TRASH If a large gathering creates excess trash within a one week time period. There will be a $100 excess trash charge. We really don't anticipate this happening. We have some guests that do a great job breaking down their boxes and some guests don't, which fills up the bins very quickly. We encourage all guests to be respectful of the space so the house doesn’t fill up with excess trash. This will be assessed during check out. GATHERING GUIDELINES: We are pleased to host life’s special events. These gatherings are allowed with clear communication and adherence to the following guidelines once approved by homeowners: ✔Time line: 3-5hrs max ✔ Quiet Hours: 10pm-7am ✔ Trash Disposal: Guests are responsible for disposing of their own trash off the property related to the gathering. ✔ Parking: Ensure all guests park in designated areas. ✔ Gathering fee is required, beginning at $250, and may increase depending on the number of guests occupancy for your event. Please note, we do not host multiple gatherings in a reservation unless approved upon booking.
